Fiddler's Creek Experiences Record Closings In 2006
NAPLES, Fla. (January 12, 2007) --The number of residents living at Fiddler's Creek, a nearly 4,000-acre resort-lifestyle golf community being developed by the Gulf Bay Group of Companies, one of the largest privately owned development companies in Florida, increased by 374 last year, thanks to the community's record number of closings. There are currently close to 2,000 residences completed in Fiddler's Creek.
"It has been an incredible year," said Peter Flightner, director of sales for Fiddler's Creek, a Gulf Bay Community. "Our total number of closings in 2006 increased dramatically over 2005." According to Flightner, Fiddler's Creek had 374 closings in 2006, compared to 157 closings in 2005, which was an unusual year.
"We were prepared for approximately 260 closings in 2005 but the weather, including Hurricane Wilma which came ashore near Marco Island in late October, and the subsequent shortage of construction materials, had an impact on our delivery schedule," said Flightner. "However, we were quick to recover and by early 2006 construction was back to its pre-storm pace which accelerated the number of closings we had in the first quarter and subsequently propelled us to our record-breaking number of closings for the year."
Flightner added the majority of the closings in 2006 reflected sales that took place in 2004, which was a record-setting sales year for Fiddler's Creek. And, unlike 2005, the weather in 2006 was more cooperative.
"Sometimes during the summer months the pace of construction has to slow down or stop altogether due to tropical weather forming in the Gulf of Mexico or in the Caribbean," said Flightner. "That did not happen in 2006. Southwest Florida was never threatened and that was great news for the construction crews who did an outstanding job delivering these single- and multi-family homes to our new residents."
While a substantial number of closings took place in several of Fiddler's Creek's single-family villa and custom home neighborhoods, the majority of the closings were recorded in five Mediterranean-style coach home villages. Those villages include Varenna and Laguna, which were sold out in 2004 and 2005, and Callista, Serena and Menaggio, which still have coach homes available.
Fiddler's Creek also offers new coach homes, single-family and custom estate homes priced from the $400s to more than $5 million.
According to Flightner, 2007 and 2008 are also shaping up to be great closing years at Fiddler's Creek.
"We already have nearly 200 closings scheduled for this year and more than 85 already scheduled for 2008," said Flightner. "This is just for sold contracts in the construction pipeline and does not include new sales going forward."
"2006 was a phenomenal year at Fiddler's Creek and it appears the momentum will carry on for many years to come."
Fiddler's Creek offers all the amenity options buyers find attractive, including a spectacular clubhouse with fitness center, spa services, resort-style pool complex, and casual and formal dining.
Fiddler's Creek features an 18-hole championship golf course for those residents who opt to become members of The Golf Club at Fiddler's Creek. The Creek Course, designed by Arthur Hills, is open for play. A second course, The Preserve Course, is currently being designed by Hurzdan/Fry.
The community also offers optional membership to The Tarpon Club. Buyers who opt to join receive beach privileges and the use of a luxury Beach Pavilion at the Marco Beach Ocean Resort on Marco Island. Facilities and services available at the planned Tarpon Club Marina, located on the Isles of Capri, will include a casual and fine dining restaurant, wet slips and dry boat storage, as well as a marina providing direct access to the Gulf of Mexico. All wet slips within the Tarpon Club Marina are available for rental to the general public on a first-come, first-served basis.
